We are now shovel ready, ready to move along to the next process. Leading up to this point was difficult because we have had challenges through design, planning, demo sign offs to get the land prepared. Now that we are signing off our demo we are ready to go out for our construction loan for the new dev. Construction loans are single handed the hardest part of any deal. (THE HARDEST). We need to in front of several banks and the committee present this as if they were investing with us and go through a full gut check. When negotiating the loan with the bank make sure you implement the floor and ceiling of the terms so you don’t get burned when rates start to climb, and don’t miss out when the lower. All of these need to be pre negotiated prior to signing up with any banks.
