I'm talking sitting down with your partner/family or whoever you're purchasing the home with and deciding 5 non-negotiables that you absolutely cannot live without for your home. Location, bathroom count and school district might be on this list. Next, write down 5 WANTS for your next home. These will be things like an updated kitchen, certain flooring or a two story home. Take a serious look at your finances and figure out how much money you actually have. Do you need down payment assistance for this home purchase? Great! Lots of people use those programs but you'll need to be informed and prepared if you want to go that route. Finances are stressful but so is not being prepared. When is your lease up or do you need to sell your first home to make this purchase? If you have a lease, talking to your landlord is critical at this point to have the info you need to craft a timeline for your purchase. Meet with me [ your Realtor 😉] and lender and come up with a plan. If you are less than 6 months from wanting to close on a home- meeting with your team is what you should be doing NOW.
